It has been a little while since we sat down together, and I would like to hear how the team is finding the brain at the moment. When I looked at the account this morning I noticed that fewer people seem to be logging in than earlier in the year. That may be perfectly explainable, which is partly why I would rather talk it through with you than guess. I would also like to make sure the board-pack work is still getting what it needs from us. Would Thursday or Friday suit, mornings if possible? Happy to work around your diary. Best wishes, Daniel

I will be straightforward with you, because I would rather you heard it from me. You are right that fewer of the team are in the brain than before. Part of that is that a couple of people have been pulled onto other work, and part of it is that the figures we take to the board still do not always reconcile to the housing management system, particularly in the arrears and repairs sections of the pack. When that happens people tend to stop trusting the answer and go back to their spreadsheets. The board will ask, and I need to be able to show them the source. There is also some discussion internally about where our reporting platform should sit longer term. That is not something I started, and I do not have a firm view to share yet, but I did not want it to come as a surprise on the call. Could you bring whatever you can on how the arrears figures are being built? That would help the conversation. Kind regards, Helen
